Belmont Sustainable Home was co designed by Eco Select and Greg McNeil from Bios Design Build Sustain. This home demonstrates sustainable design, and infill development on a modest budget with all the features and more comfort than a standard home.
The home demonstrates that a sustainable high performing home does not have to cost more and that you can build good quality infill development and still have a garden setting and space to grow an edible garden.
Built in 2012, the home employs passive solar design and achieve an energy efficiency rating of 8.6 Stars. The house was built using recycled and sustainable materials chosen for durability, low maintenance and indoor air quality.
Designing for sustainability has provided a high level of comfort with a light interior and an efficient use of space. We have catered for the changing needs of the occupants with multi-purposed spaces and ambulatory accessibility. The polished concrete slab and reverse brick veneer provide the thermal mass. Other sustainable features include solar power, Zehnder heat exchange ventilation system for optimal indoor air quality, induction cooktop, LED lighting, split system heating, heat pump hot water, rain water tanks, grey water system, edible garden and sustainable land use.
The home won four awards in 2014 including the Best Sustainable Design awarded by Kevin McLeod at Grand Designs Live for the National NABD awards.

Joan 7.3 - Freestanding Freedom Future Family
This sustainable 7.3 Star home was designed by Bios Design Build Sustain, with the passive thermal performance optimisation and energy assessments by Eco Select.
The contemporary design exploits the positives of this confined site, achieving a private and tranquil development with a balance between indoor and outdoor spaces.
The design was driven by the confined 189 m2 site, protecting the amenity of neighbouring properties, a narrow 7.8m north-facing frontage and a restrictive Town Planning process.
Inventive spatial planning and unconventional use of westerly orientation were employed for maximising amenity & thermal performance while being flexible to cater for the changing needs of occupants over time
The thermal performance assessment was integrated into the design process to optimise both summer and winter performance looking at the room-by-room thermal performance to refine the design prior to the town planning application to balance the thermal performance against the heritage overlay controls.
The 7.3 Star home has no need for supplementary cooling and thus no impact on summer peak energy demand. Embracing westerly orientation for passive heating minimises supplementary heating required to 3 hours maximum on wet winter days.
Joan 7.3 has been carefully assessed to provide a significant level of sustainability, energy efficiency, quality, comfort and affordability.
