A high-performance window is only as good as the connection between the frame and the surrounding wall.
While builders often focus on glazing performance, frame materials and installation accuracy, an area that can often be overlooked, is the narrow gap between the window or door frame and the structural opening. Across an average home, these gaps can total around two square metres of uninsulated opening.
If left untreated or poorly sealed they can allow uncontrolled air leakage, wind-washing within wall cavities, heat loss, water ingress and condensation around the reveals. As homes become more airtight and energy efficient, these junctions have become an important detail in the building envelope.
Why traditional gap filling isn't always enough
Low-expansion spray foam has long been the default solution for filling gaps around windows and doors. While it provides insulation, it isn't always the ideal long-term solution.
Cured foam can become brittle over time, may crack as buildings move and often requires trimming and clean-up after installation. Overspray can also create unnecessary mess and interfere with surrounding flashing or waterproofing systems if not carefully managed.
As the NCC places greater emphasis on airtightness, moisture management and durability, many builders are looking for solutions that do more than simply fill a gap.
What are pre-compressed foam tapes?
Pre-compressed foam tapes are expanding sealing tapes designed specifically for joints around windows, doors and façade openings.
Manufactured from impregnated open-cell polyurethane foam, they are supplied in a compressed roll with a self-adhesive backing. Once installed, the foam gradually expands to fill the joint, creating a continuous seal against air leakage, wind-driven rain and heat loss while remaining vapour permeable.
Unlike rigid sealants or cured spray foams, the foam remains permanently flexible, allowing it to accommodate normal building movement.
How they work

Installation is straightforward.
The tape is applied to either the window frame or the rough opening before the window is installed. Once positioned, the window is fixed as normal, with packers adjusted where required to maintain a continuous seal.
Over the following hours (typically up to 72 hours depending on temperature and site conditions) the compressed foam expands until it fills the surrounding gap.
The result is a consistent seal around the entire perimeter without the need for foam guns, trimming excess material or cleaning overspray.
Choosing the correct tape
Pre-compressed foam tapes are available in different expansion ranges, designed to suit varying joint widths.
Typical gap ranges include:
- 2–4 mm
- 4–10 mm
- 8–20 mm
Selecting the correct expansion range is important. The tape delivers its highest thermal, acoustic and weatherproofing performance when operating within its specified compression range. While most products can continue expanding beyond their nominal range to provide a basic dust seal, optimal performance is achieved when the joint width matches the manufacturer's recommendations.
